THE PURCHASE PROCESS

The price you pay for the property is the

document fee. There is no reserve on this auction.
Here is how the process works after the auction has ended:
1. If you are the high bidder,
we will contact you via eBay message
(usually within 30-minutes of the auction’s close).
2. In the message we will outline details that we need to finalize the deed and paperwork, as well as provide you with convenient payment links to pay for your new lot through our website.
Payment in full is due within 72-hours
of the auction’s close unless otherwise approved by us.
You may pay via

and you’re also welcome to pay with a Cashier’s or Personal check as well. *Please Note:
We are not able to accept payments via PayPal due to

3. Once we received your vesting information and payment in full we will immediately start drafting your Warranty Deed to be sent to the county for recording. We will have your
deed in the mail usually within 24-48 hours of receiving payment

The county will typically have the deed recorded in your name in 7-10 days after they receive it. We will request that the county mails the recorded deed directly to you.

SECTION 3: ABOUT BOX ELDER COUNTY
Box Elder County is a county at the northwestern corner of Utah, United States. As of 2018, the estimated population is 54,950. Its county seat and largest city is Brigham City. The county was named for the box elder trees that abound in the county.
Box Elder County is part of the Ogden-Clearfield, UT Metropolitan Statistical Area, which is also included in the Salt Lake City-Provo-Orem, UT Combined Statistical Area. Box Elder County.
The county was created by the Utah Territory legislature on January 5, 1856, with territory partitioned from Weber County. Its boundaries were altered in 1862 by adjustments between counties, and in 1866 when all its area in the now-existent state of Nevada (which had gained territorial status in 1861, and statehood in 1864) was formally partitioned. The county boundaries were finally altered in 1880 by adjustments between Salt Lake and Weber counties. Its boundary has remained unchanged since 1880.
The California Trail followed Goose Creek from a point just north of the Idaho/Utah border southwest across northwestern Box Elder County to Little Goose Creek in northeastern Elko County, Nevada. The link-up of the first transcontinental railroad occurred at Promontory Summit, Utah in 1869.
The Spiral Jetty, an earthwork sculpture by Robert Smithson, was built on the north shore of the Great Salt Lake in Box Elder County in 1970.
On November 19, 2005, sculptor Zaq Landsberg declared his plot to be independent from the US, creating the Republic of Zaqistan
Box Elder County lies at the NW corner of Utah. Its west border abuts the east border of the state of Nevada and its north border abuts the south border of the state of Idaho. Its territory includes large tracts of barren desert, contrasted by high, forested mountains. The Wasatch Front lies along the south-eastern border, where the main cities are found. The terrain generally slopes to the south (toward the Great Salt Lake), although the NW corner of the county slopes to the north, allowing runoff from that area to flow to the Snake River drainage. The county’s highest point is a mountain ridge near the NW corner, at 9,180′ (2798m) ASL. The county has a total area of 6,729 square miles (17,430 km2), of which 5,746 square miles (14,880 km2) is land and 984 square miles (2,550 km2) (15%) is water. It is the fourth-largest county in Utah by area.
In the east lie the Wellsville Mountains, a branch of the Wasatch Range. In the west is a large, mostly uninhabited desert area. The Great Salt Lake lies in the southeastern corner of the county. The combined Interstate 15/Interstate 84 runs northward in the eastern part of the county. The two routes diverge at Tremonton, with I-84 heading northwest past Snowville into central and western Idaho, and I-15 heading north past Plymouth and Portage into eastern Idaho.
SECTION 4: STATE OF UTAH
Utah is a state in the Mountain West subregion of the Western United States. Utah is a landlocked U.S. state bordered to its east by Colorado, to its northeast by Wyoming, to its north by Idaho, to its south by Arizona, and to its west by Nevada. Utah also touches a corner of New Mexico in the southeast. Of the fifty U.S. states, Utah is the 13th-largest by area; with a population over three million, it is the 30th-most-populous and 11th-least-densely populated. Urban development is mostly concentrated in two areas: the Wasatch Front in the north-central part of the state, which is home to roughly two-thirds of the population and includes the capital city, Salt Lake City; and Washington County in the southwest, with more than 180,000 residents. Most of the western half of Utah lies in the Great Basin.
Utah has been inhabited for thousands of years by various indigenous groups such as the ancient Puebloans, Navajo and Ute. The Spanish were the first Europeans to arrive in the mid-16th century, though the region’s difficult geography and harsh climate made it a peripheral part of New Spain and later Mexico. Even while it was Mexican territory, many of Utah’s earliest settlers were American, particularly Mormons fleeing marginalization and persecution from the United States. Following the Mexican–American War in 1848, the region was annexed by the U.S., becoming part of the Utah Territory, which included what is now Colorado and Nevada. Disputes between the dominant Mormon community and the federal government delayed Utah’s admission as a state; only after the outlawing of polygamy was it admitted in 1896 as the 45th.
People from Utah are known as Utahns. Slightly over half of all Utahns are Mormons, the vast majority of whom are members of The Church of Jesus Christ of Latter-day Saints (LDS Church), which has its world headquarters in Salt Lake City; Utah is the only state where a majority of the population belongs to a single church. The LDS Church greatly influences Utahn culture, politics, and daily life, though since the 1990s the state has become more religiously diverse as well as secular.
Utah has a highly diversified economy, with major sectors including transportation, education, information technology and research, government services, mining, and tourism. Utah has been one of the fastest growing states since 2000, with the 2020 U.S. Census confirming the fastest population growth in the nation since 2010. St. George was the fastest-growing metropolitan area in the United States from 2000 to 2005. SECTION 6: FREQUENTLY ASKED QUESTIONS
Are there any fees involved with this sale other than the final bid + $295 document fee?
– No, there are no other costs/fees. We draft all required documents and we cover the transfer tax, recording fee and all mailing costs.
I live out of state and I am wondering if the deal can be closed via mail? Or do I need to travel to sign papers?
– No, the entire process can be done online and there are no documents for you to sign. The entire process is handled from our end.
I live outside of the USA and I am not a US Citizen. Can I legally own land within the USA?
– Yes, non US citizens can legally own land within the USA. Approximately 10% of our buyers are non US citizens.
Has anyone ever build on a property that they’ve bought?
– Yes! This is the real deal! When buying one of our buildable lots, many of our buyer elect to build log cabins, prefab homes and standard built homes.
Do I get water rights with this property?
– No, as is common practice with almost all rural, dry western states, water rights are obtained separate from real estates. This sale is just for the land.
How would I obtain water?
– A well would be necessary to obtain water as most of our properties are not hooked up to city water. However, some buyer elect to collect water with tanks and other hire services to have water delivered to them regularly.
What mineral rights to I get with this land?
– We convey 100% of our mineral rights with this sale. This will be called out on the Warranty Deed.
Is there sewer service or do I need a septic tank?
– Sewage would be via septic tank. There is no city sewer system for the property.
Is there a time limit to build?
– No, there is no time limit to build and no maintenance required. The property can sit vacant as long as you like. The land is sage and wild grasses. There is no upkeep required.
Are there any back taxes or liens on the property?
– The taxes are paid current and there are no back taxes or liens on the property. The land is free & clear of any encumbrances. But also don’t just take our word for it, we encourage all of our buyer to do their due diligence so that they know exactly what they’re buying.
What type of deed is used to transfer ownership?
– The deed will be a Warranty Deed, the strongest and safest of deeds.
What improvements have been made to the property?
– None, this is a vacant property. It has not been fenced, there are no homes or buildings on the property and the land is free and clear of trash. This is a pristine piece of land.
Can I have more than one name/person, a trust, a corporation or LLC
